line with our owners. To that end, our owners are contacted regularly regarding
such things as repairs, maintenance, bids, renewals, marketing, applicant
approvals, leasing progress, non-payment of rent, eviction process, slow
pays, and small claims court results. One of our staff members is always
available by phone or pager twenty-four hours a day, seven days a week for
the convenience of our owners and tenants.

lease obligations, explaining their responsibilities, clarifying mutual
expectations, and are encouraged to contact our office whenever necessary.
Should there come a time when a tenant is failing to perform under the terms

PROPERTY MANAGEMENT AND LEASING SERVICES

needs. Below is a list of our property management and leasing services.
We can provide you with all of these services or only a few. (Depending
on your needs). We are flexible and so are our fees!
- Be aware of current market conditions to insure that property is leased
at its highest value.
- Work with owner to present property in its most favorable light.
- Market property through our Internet site (
),
MLS (Multiple Listing Service), e-mail, yard signs, print advertising,
graphics, and brochure boxes.
- Provide 24-hour telephone service7 days per week365 days
per year!
- Be diligent in making property available for showing by all authorized
agents.
- Maintain utilities to property, while vacant, and coordinate transfers
to tenant at time of occupancy.
- Comply with Texas Property Code requiring certain types of locks
and security devices and the time frame in which they have to be installed.
- Maintain security of master keys to the property.
- Comply with Texas Property Code regarding smoke detectors.
- Comply with Texas Property Code regarding distribution of Lead
Based Paint Notices (when applicable).
- Prepare an in-depth Property Condition Report as part of the
Lease Agreement, and upon move out conduct a thorough inspection and walk
through of the property.
- Tenant Screening includes: Credit History, Check Writing History, Written
Verification of Employment, Previous rental history, eviction history
(when applicable), Mortgage Payment History (when applicable), Criminal
Background Check, and Sex Offender Back Ground Check.
- Follow required procedures in denying an applicant because of credit
or criminal history.
- Interview tenant and review conditions of the Lease Agreement prior
to leasing.
- Assume management of properties currently occupied by tenants secured
through other sources.
- Hold the security deposits in a non-interest bearing account, and disburse
them as required by the Texas Property Code at the termination
of the lease agreement.
- Collect rental payments, enforce late fees, and secure valid funds for
NSF (returned) checks.
- Disburse funds to owner next business day after receipt of funds, or
deposit directly into owners account, or make monthly mortgage payment
for owner.
- Maintain accurate and complete records of accounts receivable and accounts
payable.
- Coordinate all maintenance calls.
- Provide owner with monthly accounting statement along with copies of
receipts of paid invoices, bank deposits, etc.
- Prior to January 31st of each year, provide owner with an annual statement
along with IRS Form #1099.
- Communicate with mortgage companies, insurance companies, and taxing
authorities.
- Process your insurance claims for you!
- Accounts Payable Services: Mortgage Payments, Insurance Premiums, Real
Estate Taxes, Homeowners Dues, Home Service Contract Premiums, Pest
Control Contracts, Installment Payments ,Security System Monitoring Payments,
and Pool and Yard Maintenance.
